MAPPI Jatim – PT Mustika Ratu Tbk (MRAT) rupanya terpikat juga dengan boomingnya pasar properti di Tanah Air. Produsen perawatan kecantikan ini pun siap mengembangkan lahan miliknya menjadi bangunan yang bisa dijual, seperti apartemen, gudang, dan ruko.
Direktur Utama Mustika Ratu, Putri K Wardhani menjelaskan, perseroan akan membangun proyek-proyek tersebut di kawasan Cibitung, Jawa Barat. Semula perusahaan bermaksud membangun pabrik baru di atas lahan seluas 10,9 hektare itu.
Namun hasil kajian internal perusahaan menunjukkan, lahan itu lebih cocok untuk bisnis properti. Terlebih, pasar produk kecantikan, menurut penilaian manajemen MRAT, tidak seindah situasi tahun lalu.
Oleh karena itu, guna menghindari adanya kelebihan produksi, maka Mustika Ratu memilih menjadikan lahan menganggur tersebut sebagai sumber penghasilan alternatif. “Penambahan produksi bisa kami siasati dengan toll manufacturing (titip produksi),” ujar Putri, kemarin.
Untuk merealisasikan rencana ekspansi itu, Mustika Ratu menyiapkan dana hingga Rp 105,8 miliar. Perinciannya, dana untuk membangun gudang sebesar Rp 46,6 miliar.
Pembangunan ruko ditaksir bakal memakan biaya sekitar Rp 30,2 miliar. Sedangkan dana untuk membangun apartemen Rp 29 miliar.Apartemen itu dirancang memiliki delapan lantai. Mustika Ratu akan mengambil dana dari kas internal dan pinjaman bank untuk memenuhi kebutuhan dana ekspansi porperti ini.
Putri memproyeksikan, proses pembangunan akan dimulai semester pertama tahun depan. Saat ini, Mustika Ratu baru menyelesaikan tahap perencanaan dan desain. Setelah ini, pengelola perseroan akan membuka tender dan memilih kontraktor.
Mustika Ratu menargetkan, sudah bisa menjual semua unit propertinya ketika tahap pembangunan mencapai 30-40%. Jika rencana itu terlaksana, keuntungan sudah bisa dinikmati di akhir 2014 atau awal 2015. Namun, Putri belum bisa menyebut target pendapatan dari bisnis properti.
Menurut hitungan dia, perusahaan sediktinya bisa meraup fulus hingga Rp 400 miliar dari ketiga proyek yang akan dikembangkan itu.
Mustika Ratu tidak akan membentuk anak usaha baru untuk mengelola bisnis properti. Peran yang dimainkan Mustika Ratu di proyek properti itu bukanlah pengelola, melainkan hanya sebagai penjual. Putri juga menegaskan, proyek ini berbeda dengan proyek yang digarap perusahaan induk grup Mustika Ratu, yakni PT Mustika Ratu Investama (MRI).
Sekadar diketahui, Mustika Ratu Investama berencana membangun sejumlah hotel di Jakarta dan beberapa kota di Jawa Tengah. Rencananya, hotel pertama yang akan dibangun berlokasi di Solo.
Hotel yang akan berdiri di atas lahan seluas 8.000-9.000 m² ini rencananya akan memiliki 120 kamar-150 kamar. Mustika Ratu Investama akan mengusung konsep heritage untuk hotel tersebut. Selain di Solo, MRI berniat membangun hotel di Jakarta, Semarang, dan Yogyakarta.
